Mighty Buildings Site Prep & Utilities: The Orange County Owner’s Guide
If your Mighty Buildings unit has a failing foundation anchor, a shifted utility stub-out, or a drainage issue at the pad, we stock and install Mighty Buildings-compatible site prep and utility components across Orange County. The typical owner pays between $2,800 and $8,500 for site prep repairs or utility corrections, depending on what failed and how deep the fix goes. Most owners discover the problem after the first heavy rain, when water pools against the panel base, or when a sewer line backs up and the plumber traces it to a crushed lateral at the property line.
We are an independent service provider, not affiliated with Mighty Buildings. That means we diagnose against the actual site conditions in Orange County, not a warranty script. Reed Calloway and our crew have worked on Mighty Buildings pads from Huntington Beach to Yorba Linda, and we have seen the same failures repeat: undersized compacted fill settling under panel point loads, electrical conduit chafing where it enters the module, and water supply lines stressed by soil movement in expansive clay zones.
Which Mighty Buildings Models This Applies To

Mighty Buildings produces panelized units under the Mighty House line, primarily the Mighty House One, Mighty House Duo, and the larger Mighty House Max configurations. Site prep and utility connection requirements are consistent across the line because the panels sit on the same foundation-class pad system, but the utility load differs: the Max runs a heavier electrical service and often a second sewer lateral, which changes the trench depth and conduit sizing at the pad edge.
To identify what your unit needs, check the utility stub-out labels on the exterior of your module. Mighty Buildings ships each unit with a site prep specification sheet that lists anchor bolt spacing, pad flatness tolerance (typically within 1/8 inch over 10 feet), and the utility rough-in locations. If that sheet is gone, measure the distance between your anchor points and the diameter of the conduit entering the panel. The OEM specification matters less than what Orange County building inspectors will accept, and we pull the permit and match the repair to the city’s current code, not just the original spec.
For most Mighty Buildings site work, quality aftermarket components work as well as OEM. Anchor bolts, hold-down brackets, conduit sweeps, and water line fittings are commodity parts when they meet the load rating on the spec sheet. The exception is any proprietary connection bracket at the panel base. If we cannot source it locally, we fabricate to spec or order direct.
Signs Your Mighty Buildings Site Prep & Utilities Is Failing
- Water pooling against the panel base after rain. This usually means the pad’s edge drainage is undersized or clogged, or the grade around the module has settled and reversed slope. In Orange County’s clay-heavy soils, that settlement is common within the first two winters.
- Doors that stick or bind seasonally. The panel racking against a shifting pad causes this. It is not a hinge issue. The foundation is moving, and the panel is fighting it.
- Sewer gas smell near the unit, or slow drains. A cracked or offset lateral under the pad is the likely cause, often from a poor trench backfill that settled and sheared the pipe joint.
- Circuit breakers tripping on the unit’s main feed. This points to compromised conduit or a pinched feeder cable where it enters the module, often from soil movement or an improperly bedded trench.
- Cracks in the pad radiating from anchor points. The anchor bolts are pulling stress against the concrete because the pad was not thick enough, or the steel was not placed correctly, or the subgrade was not compacted to spec before the pour.

DIY or Call Us?
What you can safely check yourself: whether your downspouts discharge at least five feet from the pad, whether the utility access covers are intact, and whether the grade around the module slopes away from the panel base. A level and a garden hose will tell you most of what you need to know about drainage.
What you should not do yourself: excavate a water or sewer line by hand to save money, re-bed conduit, or attempt to level a pad. Utility work in Orange County requires permits, trench safety measures, and often a shoring plan. A collapsed trench is a fast way to die or lose a limb. We have dug enough of these to know what the bottom of a trench can do when it lets go.
If you have a Mighty Buildings pad that is not behaving, call (424) 577-4306. We will come out, put the diagnosis in writing, and give you a number you can approve or walk away from.
FAQs

Properly compacted fill and correctly specified drainage should last 20 to 30 years before needing any correction. What fails early is lazy compaction, shallow trench backfill, and drainage that was never graded right in the first place. We see those failures inside the first three years, especially in the clay soils around Tustin, Orange, and Anaheim Hills. Call (424) 577-4306 if you want us to look at your pad before the water does.
Most pad and utility failures can be repaired without replacing the entire foundation. Polyfoam leveling corrects most settlement issues, and lateral repair or replacement handles the plumbing. Full pad replacement only makes sense for catastrophic concrete failure or when the original pour was so thin it is spalling. We will tell you the cheapest fix that actually fixes the problem.
Drainage and regrading work typically takes one to two days. Sewer lateral replacement runs three to five days with inspection. A full pad level plus electrical conduit correction can stretch to a week, depending on access and inspector availability in your city. We will put the schedule in writing with the price.
We stock common anchor bolts, hold-down hardware, conduit sweeps, and drainage components in our Orange County trucks. Proprietary or heavier-load parts are sourced in one to two days. We also service units from Abodu, Cover, and Dvele, so our parts inventory covers the bread-and-butter prefab connections across the county. If it is on the spec sheet, we can get it matched.
