ADU Before & After in Orange County, CA
Talk is cheap in this trade. A contractor can promise square corners and clean permit sign-offs until the sun goes down, but what you’re really buying is the finished product. The photos below show actual ADU projects we’ve completed across Orange County, from a bare dirt patch in Santa Ana to an aging two-car garage in Fullerton. We’ll walk you through the starting point, the work, and the result. Judge the work for yourself.

Garage Conversion ADU in Fullerton

The problem: a 1950s two-car garage off Euclid that had become a graveyard for old furniture. The slab was sound, but the roofline pitched the wrong direction and there was no plumbing within 40 feet. We reframed the interior, ran new sewer and water lines from the main house, added a bath and kitchenette, and pulled the garage door out in favor of a real wall with a window. The result is a rentable studio with its own address and a monthly check that covers the loan payment. Garage conversions like this in Orange County typically run $95,000 – $145,000 before permit fees, and this one came in at the middle of that range.
Backyard ADU from Bare Dirt in Irvine

The problem: a side yard in a Great Park neighborhood that collected weeds and a dead lemon tree. The lot had a 6-foot side setback variance requirement, which meant dealing with the city before we could get anything approved. We handled the variance paperwork (that’s the city’s written permission to build closer to the property line than the standard rule allows), then poured a foundation and framed a 749-square-foot two-bedroom. James Hardie siding went on the exterior to match the main house. The result is a rental that pulls $2,900 a month. The whole project took 11 months from variance application to final inspection, and the homeowner now has a property value bump plus a steady tenant.
Prefab ADU on a Tight Lot in Costa Mesa

The problem: a rear yard in Costa Mesa that was 14 feet wide and 30 feet deep, with an existing pergola and an old shed. Conventional framing would have been slow and messy on a lot that tight. We demoed the shed, poured the pad, and worked with Abodu to crane a factory-built studio into place over two days. The result is a finished ADU with a kitchenette and bath that was move-in ready six weeks after the pad cured. Prefab and modular builds like this run $120,000 – $180,000 in Orange County depending on the platform, and they make a lot of sense on lots where traditional framing would drag out for months.
Garage Conversion with Foundation Repair in Anaheim

The problem: a detached garage in Anaheim off Lincoln that had a 2-inch sag in the rear corner. A cheap fix would have hidden the crack and failed inside five years. We pulled the slab section, compacted and repoured, then framed the conversion on a level, stable base. The result is a 400-square-foot one-bedroom with a solid floor that won’t move. The lesson here is the same one we give every Anaheim homeowner: the foundation is the one thing you cannot rush and you cannot skip. Fix it right the first time.
Room Addition Turned Junior ADU in Orange

The problem: a growing family in Orange needed a mother-in-law space, but the existing floor plan had no room to expand without eating the backyard. We built a 320-square-foot junior ADU off the rear of the home with its own entrance, a bath, and a small kitchenette. The result is a private space with a separate door, which is the key difference between a room addition and a JADU. This one stayed under $110,000 all-in because we kept the roofline simple and the utilities close to the main house.
Tuff Shed-Style ADU Shell Finish in Huntington Beach

The problem: a Huntington Beach homeowner bought a Tuff Shed-style shell thinking it would save money, then discovered raw wood walls and no electrical do not equal a place anyone can sleep. We retrofitted the shell with insulation, drywall, electrical, a mini-split, and a proper bathroom connection. The result is a permitted 288-square-foot studio that cost less than half of a stick-built ADU. This is a good path if you want simple and functional, not if you want high-end finishes. We’ll tell you which one fits your budget honestly, because we write the price before we pick up a tool.
