Mighty Buildings New Detached ADU: The Orange County Owner’s Guide
We supply and install replacement parts for Mighty Buildings new detached ADUs throughout Orange County, with most common component swaps priced between $450 and $2,200 installed, depending on the part and your unit’s configuration. Our trucks carry the Mighty Buildings-specific hardware that generic supply houses in Anaheim and Irvine don’t stock, so we can usually complete the job the same day we diagnose it. Most owners find out a part has failed the hard way: a door that won’t seal tight, a panel that’s delaminating at the seam, or a window cassette that suddenly refuses to lock.
We’re an independent service provider, not affiliated with Mighty Buildings. But we’ve been working on their panels, cassettes, and mechanical rough-ins long enough to know what fails first and what actually fixes it. Reed Calloway has been in residential construction since his days at Los Angeles Trade-Technical College, and he and our crew have spent years on Orange County lots putting scopes in writing before we touch a single fastener.
Which Mighty Buildings Models This Applies To

Mighty Buildings produces panelized ADU kits under a few configurable product lines: the Studio, the One Bedroom, and the Two Bedroom detached units, all built on the same light-stone composite panel system. The good news is that most mechanical and fenestration parts are shared across these models. The gotcha is in the panel dimensions and corner details: a wall panel from a Studio won’t match the reveal height on a Two Bedroom without modification, and the window cassettes are model-specific in width even though they look identical at a glance.
Before you call, check the serial plate inside the unit’s utility closet or on the interior face of the entry door frame. It lists the model code, the panel series, and the date of manufacture. That date matters: Mighty Buildings changed their composite panel lamination process in late 2021, and panels produced before that transition are no longer available as OEM. For those units, we spec a quality aftermarket panel that matches the original’s thermal and structural profile. If you can’t find the serial plate, measure the panel thickness at an exposed edge: post-2021 panels are 5.5 inches thick; earlier ones are 5 inches. Orange County humidity along the coast makes the older panels more prone to edge delamination, so if you’re in Newport Beach or Huntington Beach, have us inspect the panel seams before you spend money on a cosmetic fix that will fail again.
Signs Your Mighty Buildings New Detached ADU Is Failing
- Door won’t latch or seal at the threshold. The composite threshold supports on early Mighty Buildings units settle unevenly in Orange County’s expansive clay soils, especially in Anaheim Hills and Yorba Linda. You’ll see daylight under one corner of the door; the fix is a shim-and-reset, not a new door.
- Visible bubbling or peeling at a panel seam. This is moisture getting behind the surface layer. Left alone in our wet winters, the composite core starts breaking down from the inside. A seam re-seal done early costs under $400; a full panel replacement runs ten times that.
- Window cassette won’t lock or the sash sticks. The cassette hardware on Mighty Buildings units is an off-the-shelf component that gets galled by the salt air near the coast. We replace the lock assembly and re-align the sash instead of quoting a whole window.
- Cold drafts or rising cooling bills with no obvious gap. The wall panel joints on an ADU take more thermal movement than the building was designed for when the unit sits in full sun on a south-facing Orange County lot. We find this a lot in Mission Viejo and Rancho Santa Margarita. A joint re-seal with the right flexible sealant is usually the answer.
- The mini-split inside the ADU cycles constantly or throws a fault code. If the unit runs but never holds temperature, the refrigerant line penetration seal has likely failed where it passes through the panel. It’s a small part, but replacing it properly takes an hour and a vacuum pump.
Replacement Cost & What’s Included

For Orange County homeowners, here’s what we’re seeing for Mighty Buildings new detached ADU parts replacement, installed:
- Panel seam re-seal (per seam): $350 – $650
- Full wall panel replacement (uncommon): $1,800 – $3,400 depending on size and finish
- Window cassette realignment and lock replacement: $250 – $500
- Door threshold reset and weather seal replacement: $350 – $700
- Mini-split penetration seal and refrigerant top-up: $450 – $900
The price we quote is the price you pay. We hand you a line-item written estimate before any work starts, and that number does not move unless you change the scope. Every parts replacement we install is covered by our one-year written workmanship guarantee. If the fix fails inside that year, we come back and make it right at no charge.
DIY or Call Us?
Some things you can check yourself. Look for visible seam separation, daylight under the door, or a window that won’t lock. You can tighten a strike plate. You can note when the problem started and whether it gets worse after rain or heat. That information helps us diagnose before we even arrive.
But panel removal is not a weekend project. The light-stone composite panels on a Mighty Buildings ADU are structural: cutting or prying one without understanding the load path can compromise the wall assembly. The panel manufacturer’s own install guides warn against field modification by anyone who hasn’t been trained on the system. If you’re seeing delamination, panel cracking, or any failure where the panel meets the roof line, call us at (424) 577-4306. We’ll send someone who has done this work on Orange County lots from Tustin to Laguna Niguel, and we’ll tell you honestly whether it’s a repair or a replacement before we quote it.
FAQs

The structural panels are warrantied for decades, but the weather-exposed seals, gaskets, and hardware realistically need attention every 8 to 12 years in our coastal climate. The mechanical components (door hardware, window cassettes, HVAC penetrations) age faster near the ocean. Regular inspection of the panel seams and door thresholds catches most failures before they become structural.
If your unit is 5 years old or older and has never had a seam inspection, call (424) 577-4306. We’ll walk the outside of the unit and tell you honestly what needs attention now and what can wait.
That depends on what failed. Seam separation and gasket failure are repairable in place. Edge delamination up to about 6 inches can be stabilized. Anything beyond that, or any crack that runs through the full panel thickness, calls for replacement. We’ve repaired panels other contractors quoted for replacement simply because we know where the stress concentrates on Mighty Buildings units and how to relieve it.
We’ll tell you straight what’s fixable and what is not. The estimate is free either way.
Most hardware and seal replacements are done in a single visit, usually 2 to 4 hours. A full panel replacement requires scheduling the panel, removing the damaged section, and re-sealing the new panel into the wall assembly, which is typically a two-day job. We keep the common hardware and sealants on our trucks, so you’re not waiting on a parts order for the everyday failures.
We stock the hardware, sealants, gaskets, and threshold components that account for most real-world failures on Mighty Buildings new detached ADUs in Orange County. For obsolete panel sizes or pre-2021 lamination specifications, we source compatible aftermarket replacements that match the original dimensions and thermal ratings. If you’re not sure what you need, call us at (424) 577-4306 with the serial plate number from your unit and we’ll tell you what’s available before we ever schedule a visit.
